1 - INITIATION & DESIGN CONCEPT [ BASE PHASE ]

 

A site visit would be the official Initiation of the Project, an Immediate research process regarding past permits, property liens, parcel data and zoning maps will begin.

 

We’ll then start gathering required documentations/certificates pertaining to pre-permit and permit submission requirements by the Council (Council Approvals).

2 - PLAN INTERPRETATION [ FRAME PHASE ]

 

 

A scheduled meeting hosted at your convenience, following the Initiation & Design Concept Phase to outline the understandings of permits and timelines.

 

 

An agreement process will then be initiated to translate physical Designs that meet your Project goals such as forming the framework and major Design Aspects & Elements.

3 - CONSTRUCTION [ ENCOMPASSMENT PHASE ]

 

 

A full feasibility study of the interior plan, blueprint and exterior Design will be conducted to understand the orientation of the Project and availability of utilities which would not limit the Design Aspects & Elements of the Project.

 

A Professionally Licensed Architect of ours will contact the client/s to discuss how feasibility limitations alter the schematic Design which may provide various alternatives to the initial Design proposal. Client/s will then be provided with an intricately detailed digram schematic that incorporates lifestyle components, such as driveway, floor tiles, door, window & ceiling choices, natural lighting, and public & private spaces.

4 - DESIGN INCORPORATION [ FIT-OUT PHASE ]

 

 

 

Client/s will have an option to attend a scheduled meeting to understand the pre-submission requirements for all permits, such as special easements and/or arrangements.

 

Discovering and dealing with such impediments early in the Encompassment process (3rd Phase) will clear the Construction process and assist in avoiding any unnecessary delays initiated by the Council.

5 - CONSUMMATION [ COMPLETION INSPECTION ]

 

 

The project would now have reached an informal conclusion, where intricately & precise analysis will be performed to create a “punch list” of minor revisions to meet the Design specifications and to prepare the Project for occupancy.

 

Our Building Representatives would now invite the Client/s to a meeting at the completed premises and proceed to conduct a final inspection of the Project, Once inspections are concluded our Professionally Licensed Architects will proceed to issue a Certificate of Completion to the Client/s.

6 - THE HANDOVER [ ACCEPTANCE OF ENTERPRISE ]

 

 

The Handover would be the conclusion of your Project’s Design & Build Process.

 

All of the Projects we Pre - Eminently Design, Constitute & Construct incorporate a 25 Year Structural & 15 Year Non-Structural Warranty (All Design Aspects & Elements of the Project are covered).
